The main goal of the PhD thesis is to examine the real estate landscape in Greece from a multifaceted perspective. Specifically, we delve into three distinct research areas. In the first Chapter, we shed light on the completely unexplored Greek real estate auction market, which gained prominence following the surge in NPLs in the past decade. We investigate the factors that affect the probability of a successful auction outcome, as well as the determinants of the final sale price. The study introduces a broader range of real estate types and explanatory variables compared to previous work. In the second Chapter, we present for the first time an in-depth analysis of all Greek Real Estate Investment Companies (REICs) regarding their ESG reporting practices. The primary research question is to evaluate their level of compliance with the 2022 ATHEX ESG Reporting Guide. Our second objective is to conduct a qualitative overview of these findings. To achieve this, we evaluate how closely ESG reporting from REICs follows the Global Reporting Initiative (GRI), a leading framework for ESG disclosure. The Chapter also includes a Sustainability Balanced Scorecard (S-BSC) model designed exclusively for Greek small-medium enterprises (SMEs). Finally, the third Chapter explores the factors that influence prices in the popular accommodation sharing platform Airbnb in Athens and Thessaloniki, the country’s two largest cities. In this Chapter, our main contribution to academic research lies in a unique combination of traditional econometric analysis, machine learning, and state-of-the-art artificial intelligence (AI) tools.
